Questions people ask

Is FSI the same as FAR?

Yes. Mumbai and Pune say FSI, Delhi, Bengaluru and Gurugram say FAR, sometimes as a percentage. 1.5 FSI and 150% FAR are the same thing.

Why is my permissible area lower than the builder says?

Base FSI is only the start. Premium FSI bought from the authority, TDR, fungible area and incentives for specific schemes add to it. Enter the extra as a percentage under assumptions.

Does FSI include balconies and parking?

It depends on the local rules. Most authorities leave parking out, some count enclosed balconies, and premium or fungible FSI is bought separately. Check the development control regulations for the plot before relying on a figure.
