3D Rendering in Mumbai

Dharavi is finally moving. Of its 259 hectares, 173.9 are designated for redevelopment, and the first phase is 11,000 tenements at 350 square feet each, starting on railway land at Sector 6 because it was the least complicated place to begin. The timeline runs to 2032.

It is not the only thing that changed the map. The coastal road opened its first phase in 2024 and is being extended north. The new airport at Navi Mumbai has been flying domestic since December and international since July. Each of these turns land that nobody wanted into land somebody is now pricing.

Which means a great deal of what gets drawn in this city over the next five years will be sold before it is built.

Who we are writing to

Three groups, wanting different things.

Developers, or more precisely the marketing teams inside them, who need launch imagery that survives a compliance check and a customer who eventually sees the finished flat. Architecture and interior practices, who need to show a client an idea before it is fully resolved, and who care more about whether the light is right than whether the image is glossy. And fit-out contractors on commercial work, where the render is a coordination tool as much as a sales one.

The first group is fought over on price. The other two are not.

A render is part of a regulated advertisement

A render made for a Mumbai developer is not a picture. It is a component of a regulated advertisement.

MahaRERA Order 46C/2025, effective 8 April 2025, puts the project registration number, the authority's website address and a project-specific QR code in the top right quadrant of the advertisement, in a colour that ensures high visibility, at a font size equal to or larger than the largest font used for the project's own contact details and address. The QR code has to hold its aspect ratio and stay machine readable. It binds promoters and registered agents alike, and it reaches brochures, catalogues, leaflets, prospectuses, hoardings, standees at site and in sales offices, project websites and social media.

That has a composition consequence people discover late. If the top right of your hero image is the part carrying the tower against the sky, the compliance block lands on it. We plan for that quadrant at camera-test stage rather than cropping to fix it afterwards.

There is also the longer exposure. Under Section 12 of the Act, a buyer who relies on a misleading advertisement has a claim, and a display failure alone carries ten to fifty thousand rupees per violation, treated as continuing if it is not put right within ten days. What you show should be what gets built.

That has a practical consequence worth more than convenience. We can come to the site, walk the floor plate, look at the actual sample of the stone you are specifying, and shoot our own reference for the context buildings rather than working from what is available online. On a project in this city that is the difference between a plausible render and a correct one.

Mumbai questions

Will the images work with MahaRERA advertising requirements?

The compliance block, being the registration number, the website address and the QR code, has to sit in the top right quadrant of the advertisement, and the lettering has to be at least as large as the biggest font in your contact details. We compose for that quadrant from the camera test onward so it does not have to be cropped in later. Your legal or compliance team owns the wording; we make sure the image can carry it.

Can you visit the site?

Yes. Same city, no travel planning. Site walks, sample checks and photographing context buildings for the surround are all a morning rather than a project phase.

Have you worked with Mumbai developers and practices before?

Since 1999. The work on this page in Bandra, Khar, Juhu, Worli and Lower Parel is ours. Who it was done for is a separate question: some clients are happy to be named and some are not, so none are named here by default. Ask on a call and we will tell you what we are free to tell you.

Our building will not look like the render in five monsoons. Can you show it honestly?

We can render either. Sales imagery is normally shown new. For a design review, a facade study or a maintenance conversation, we can show the same elevation with monsoon streaking, salt patina on the sea-facing side and staining where water actually runs, which is a more useful drawing at that stage.

What does a project cost?

Priced per project in rupees against image count, animation, and how much context the site needs. Send drawings and a launch date and you will get a fixed quote.

The studio

256 GRAYS has worked in interior architecture and 3D visualisation since 1999, from Mumbai, for clients across six continents. The practice is principal-led: Hasnain Sikandar sees every project, and the person you brief is the person who does the work. That is a deliberate limit on how much we take on, and it is the reason the work is consistent.

Software and pipeline

Modelling and scene assembly in 3ds Max, rendered in Chaos V-Ray or Corona depending on what the project needs. Both are production renderers from the same house, and the choice is made per project rather than by habit: one suits controlled architectural exteriors and daylight studies, the other suits interiors where the light is doing most of the work.

We take DWG, RVT, SKP and IFC, and we would rather work from your model than rebuild it, because rebuilding is where errors enter.

How a project runs

Brief and fee agreed in writing before anything starts. Grey-scale camera tests for approval, so composition is settled before time goes into materials and light. Draft images for comment. Two rounds of revisions inside the fee, with further rounds quoted rather than absorbed silently. Final delivery at agreed resolution.

Milestones are 50 percent to start, 25 percent at draft, 25 percent on delivery. Invoicing in rupees by default.

Source files are not part of the standard deliverable. If you want the scene released after the project closes, it is quoted separately at that point.

Confidentiality and ownership

We sign your NDA. If you do not have one, we will send ours. Copyright in the finished images transfers to you on final payment, including for marketing, planning submissions and press. We do not publish work from a live project without written permission, and we do not use client work in advertising without asking first. Unbuilt and pre-launch projects stay off the site entirely until you say otherwise.
